1. Bookings

‘In de Heuvelrug’ only accepts bookings made by persons who are 18 years or older. ‘In de Heuvelrug’ reserves the right to refuse a booking at any time - without stating reasons. We always try to respond quickly and you can therefore expect a confirmation and invoice via email within 2 working days after receipt of the booking. Always check the confirmation for correctness. You must report any or alleged inaccuracies by email within 10 days of the date of the confirmation/invoice and in any case before the start of the stay. If you are not in possession of a written confirmation, including an invoice, within 2-3 working days after booking, please contact us.

2. Price

We always try to display our prices correctly, however, we can also make mistakes. The prices on www.indeheuvelrug.nl are therefore not binding. ‘In de Heuvelrug’ reserves the right to change these prices if they are displayed incorrectly. You will be informed of the current price when you book. The price stated on the confirmation/invoice is binding. Price discounts and/or special offers can no longer be used after the confirmation/invoice has been sent by 'In de Heuvelrug'.

3. Rental

The rental price of each accommodation includes:
Rental of the holiday home l Use of and access to the site l Consumption of water & energy l VAT.


Not included are *:
Linen: €9 per person per stay, including beds made. If you are staying longer than a week, you can request an exchange free of charge.
Final cleaning: €65 per accommodation.
Overnight costs for pets: €10 per night, per pet (maximum 2 pets).
Tourist tax and charges: €1.27 per person per night in 2024.

In addition, you are expected to leave the accommodation broom clean when you leave. This means, among other things, that the following things should be done:

  • Pick up the beds and collect the linen at the foot end
  • Dispose of waste bags to the appropriate bins on the site

Day visit
In principle it is allowed that you receive (limited) visitors during your stay on our site. This visit has to be reported to 'In de Heuvelrug'.

4. Tourist tax and charges

The prices for the rental of a holiday home are exclusive of tourist tax and levies. The amount depends on the municipality in which the accommodations are located. You currently pay €1.27 per person per night in the municipality of Hellendoorn. To determine the number of people per booking period, the maximum number of people staying at least one night in the booked holiday home applies.

5. Pets

If you want to bring a pet, you can, if one of the pet friendly houses is available. At 'In de Heuvelrug' three homes have been made suitable for pets, with a maximum of 2 pets per stay. These pets are welcome on our property for a fee, provided we have been notified in advance. We ask for a fee of €10 per day per pet. On request we put a fence around the terrace free of charge.

6. Payments

The amount due must be paid in two installments. We will of course send you a reservation confirmation with payment conditions. The 50% deposit must be made within 14 days of the invoice date. The remainder (50%) of the booking amount must be credited to the bank account of In de Heuvelrug at the latest one month before the start of your stay.

For bookings made within 6 weeks before the start of the stay, the entire booking amount must be paid in one go. In the event of late or incomplete payment of the invoiced amounts, you are in omission. We will then send you a reminder with the request to pay again. If the amount has not yet been credited to the account of 'In de Heuvelrug' within 14 days after the date of the reminder, we are entitled to unilaterally dissolve the agreement by means of a letter (email or letter). In that case, 'In de Heuvelrug' can also hold you liable for costs of any damage suffered as a result, including all costs that 'In de Heuvelrug' has had to incur in connection with your booking and the dissolution.

7.1. Cancellation (private bookings)

In case of cancellation within 8 days before arrival, we charge 100% of the booking amount.

In case of cancellation between 8 and 31 days before arrival, we charge 75% of the booking amount.

In case of cancellation between 31 and 62 days before arrival, we charge 50% of the booking amount

In case of cancellation more than 62 days before arrival, we charge 20% of the booking amount.

7.2. Cancellation (business bookings)

In addition to holiday guests, we also receive business guests on our site. For this we have specific cancellation conditions that apply to business bookings. We use the Uniform Conditions for the Horeca.

In case of cancellation more than 14 days before the scheduled start date, we will charge 15%. For a cancellation between 7 and 14 days before the scheduled start date, we charge a compensation of 35%, for a cancellation between 3 and 7 days before the planned start date, 60%, if canceled between 24 hours to 3 days before the start date, 85%. Finally, in case of cancellation 24 hours or less before the planned start date, we charge 100% of the booking amount.

The above percentages are according to the guidelines of the Uniforme Conditions Horeca. For business bookings that fall during the high season, we deviate from the above conditions. We will inform you of this when you make your reservation. Money already paid will be set off against the cancellation fee to be paid. If nothing has been paid yet, the above amounts will be charged.

8. Amendments

If, after the booking has been made, you wish to make changes to the booking, 'In de Heuvelrug' is not obliged to comply with this. It is at the discretion of 'In de Heuvelrug' whether, and to what extent, those changes will be accepted.

9. Arrival and departure

After your booking you will receive a reservation confirmation and an invoice from us. You can show this confirmation on arrival as an entrance ticket. Our arrival times are from 4 pm. On the day of departure you must vacate the accommodation before 10:30 am. Of course we use adjusted arrival and departure times for our business guests.

10. Household rules

We want to offer all our guests a pleasant stay. That is why you will find 'house rules' in all our accommodations just to be sure. Although we hope it will never happen, violation of the house rules may result in removal from the site, without refund of the rent or part thereof.

'In de Heuvelrug' reserves the right to make changes to the design and opening hours of the facilities and amenities on the site. We would also like to point out that it may be possible that maintenance work is carried out on the site or on the accommodation(s) during your stay, without you being entitled to any compensation.

11. Safety

You stay in nature, with open water and hills. Therefore, pay attention when children under 6 years are staying. These must be accompanied by an adult at all times. This is to prevent them from falling into the water or entering places that could be unsafe. There is no fence on the roof of the accommodations, because we want to have as little disturbance of the natural appearance as possible. It is therefore strictly forbidden to climb on the roofs, in order to prevent (serious) accidents from happening. That is why we would like to point out that entering our site is at your own risk.

12. Liability

In de Heuvelrug accepts no liability for: theft, loss or damage of any kind, during or as a result of a stay on our site and in the accommodations, the breakdown or inoperability of technical equipment and the failure or closure of facilities on site.

The tenant and their companions are jointly and severally liable for all loss and/or damage that will arise for In de Heuvelrug and/or any third party as a direct or indirect consequence of their stay, regardless of whether this was caused by acts or omissions from themselves or from third parties who are on site through their actions, as well as from all damage caused by any animal and/or property that they have in their possession. Additional (cleaning) costs may be charged if the accommodations are not used correctly or left behind.

13. Complaints

Despite all our care, it is possible that you have a justified complaint. In the event of any complaints, we would like them to be shared with us during your stay to enable us to resolve them immediately.

If the complaint is not handled to your satisfaction, you have the opportunity to submit the complaint in writing or by e-mail to 'In de Heuvelrug' via info@indeheuvelrug.nl up to 1 month after departure from our site. If this also does not lead to a satisfactory solution, you have the opportunity to have the complaint handled by the Recreation Disputes Committee, PO Box 90600, 2509 LP The Hague, telephone +3170-3105310, up to 3 months after departure from our site. The decision of this committee has the power of binding advice.

14. General

Your contracting party is: “In de Heuvelrug”, Kluversweg 13, 7447 JJ in Hellendoorn. These general terms and conditions apply to all reservations, made directly or indirectly at 'In de Heuvelrug'. We reserve the right to make changes to the content of our publications. Obvious printing errors do not bind us.
